Project Architect for feasibility study, site plan and concept design; project management.


 

This study was commissioned to determine the feasibility of adapting a constructed 6-storey concrete frame and associated property into a 4-star business hotel in Sofia, Bulgaria. Although the intention was to retain the constructed portion of the building, a number of factors, in particular the clear height within guest rooms as prescribed in the Bulgarian standards that could not be accommodated, led to the recommendation to remove the existing structure and replace it to suit the specific needs of this project. A preliminary functional program describing the number and size of rooms and hotel amenities was also prepared. Several options emerged whereby the site could be redeveloped within the building envelope prescribed under the existing building permit. The preferred option provides 162 rooms, averaging 30 m2 internal area.

The architectural vision for the hotel is one of relaxed elegance and comfort. The hotel is accessible by a single lane lay-by and sidewalk off of Slivnitsa Boulevard. Valet parking service will be offered at the main entrance protected from the weather by a broad canopy overhead, where the guests' vehicles will be transported by valets to the building's secure underground parking. The central feature at the ground floor is a large ornamental pool and fountain. The fountain and the large skylight that illuminates this double-height space, as well as the retail shops, the business centre, the executive club, the cafe and the dining rooms arranged around the fountain, provide interest and purpose en-route between the south and the north elevator cores serving the two 9 and 8 story towers.
