Project Architect for master plan, villas, apartment buildings and amenities design; new marina and beach protection facilities; project management.
This 6.01 ha property is located on the Black Sea coast of Dagomys, Sochi - the largest resort region of the Russian Federation, which stretches for about 150 km along the coastal line. The lot occupies a naturally recessed area sloped to the sea and surrounded by forests, escarpments, and exposed cliffs. This unique topography 'frames' the sea view exclusively for this site as a picture-window - a concept that is applied to the proposed development where each villa and apartment unit has this view 'attached' to it. The existing coastal characteristics provide an opportunity for developing a new marina and beach protection / accumulation facilities south of the property.

Project Architect for master plan, villas, apartment buildings and amenities design; new marina and beach protection facilities; project management.
The project includes 20 villas (single family homes), three apartment buildings totaling 125 apartments and public spaces, all organized within a park. The site is accessed from the east where an existing off-site road crosses the property. A 6 m wide vehicular ring road is proposed around the perimeter of the site. Secondary roads and private driveways exit this ring to serve apartment buildings, residential plots and a private club. A sequence of public spaces and amenities connects all parts of the site and forms a coherent and identifiable public zone. The sequence is formed around natural and artificial water features of pools, streams, waterfalls, pedestrian paths, viewing platforms, gardens, etc. A bridge is proposed over the existing railroad to connect the development to the beach.

The project provides concept design for each of the 20 villas, including 8 large villas (630 m2 average GFA, villa lots 1,550 m2 average each) located along the south property line, and 12 smaller villas (average of 450 m2 GFA and 1,150 m2 lot) organized along the west and the east property lines. The one, two and three story high villas are typically L-shaped in plan with living, dining, kitchen and guest room located at pool level, and bedrooms, study and children playroom on the upper levels. Villa buildings are situated toward the rear of each plot to enable swimming pools to be located in the southern parts of each lot. Typically buildings would back into the hillside thereby having windows on 3 sides of the lower levels and on all four sides at upper levels.
